Location

Stevens Park is located in the northwest corner of Southport, North Carolina; between Robert Ruark Dr. (.6 miles from Hwy 211) and at the intersection of Ninth Street and Maple Street.  It is bordered by the Cades Cove community of the east, Smithville Woods on the north-northwest, Dutchman’s Creek on the west, and Indigo Plantation on the southern boundaries. Proposed entrances to Stevens Park are planned for Robert Ruark Drive, Barristers Court, Fairley Street, Ninth Street and Maple Streets. Within biking distance of Stevens Park are quaint shops, historic homes and architecture, and near infinite views that connect the Cape Fear River with the Atlantic Ocean. Within walking distance is Southport Elementary School.

 

Site and Community Description

The breathtaking spot of Stevens Park boasts of some 287 acres showcasing such natural attractions as tidal creeks and estuaries, a 20 acre upland pocosin and diverse native hardwoods. Stevens Park will be developed in two (2) phases. Phase I is a ninety acres with R-20 and R-10 residential zoning. The community is designed as a “residential cluster” which compliments “low density design”- LID. Lots are generally smaller preserving more open space and resulting in less land disturbance. Innovative storm water design captures runoff and re-charges the groundwater though bio-systems (storm water basins planted with vegetation that filter pollutants and re-charge water) along with other structural systems that translate to less impact on water quality, runoff, and wildlife. Dedicated open space uses include a nature conservancy, walking and bike trails, public ball fields and indoor swimming pool, and numerous pocket parks throughout the community. In addition, the Stevens Park will have a community pavilion on Dutchman’s Creek that will serve as a hub for gatherings/cookouts and to enjoy the scenic creek overlook or launch a kayak from the dock. The community will be well lit while minimizing light pollution. The street lighting will use Nightsky™ fixtures and the ball field lights will be fitted with directional shields.
